Apartment in a closed building on the coast of SP costs up to R$ 1.6 million; get to know the building

The price of apartments in the building that was closed last Tuesday (13) by the Civil Defense on the coast of São Paulo after structural collapse reaches R$1.6 million, according to real estate websites in the region.

The Giovannina Sarane Galavotti building is located on Avenida Jorge Haage, in the Aviação neighborhood, in Praia Grande (75 km from the capital of São Paulo). The building is just a few meters from the seafront – some apartments even have sea views.

There are 133 housing units, divided into 19 floors – which is equivalent to seven per floor. The apartments have different sizes, between 53 m² and 224 m². In the case of minors, the price starts at R$375 thousand.

The 224 m² apartments cost up to R$1.6 million and have four bedrooms (four of which are suites), a guest bathroom, a gourmet balcony, a living room with two rooms and four parking spaces. The condominium fee for these units is R$1,250 and the IPTU costs R$870, according to local real estate agencies.

The 53 m² units have a suite, a guest bathroom, an open kitchen and a parking space. For these units, the condominium fee is R$425 and the IPTU is R$215.

In common areas, the building has a gym, sports court, kids space, party room, games room, sauna, cinema and swimming pool.

In addition to the 19 floors dedicated to housing units, the building has four more floors, which are occupied by the ground floor and garages, totaling 23 floors.

The work was completed around 13 years ago. Next to the closed building there is another residential building, with 9 floors. On Tuesday, after the collapse of the structures of the Giovannina Sarane Galavotti building, residents of the neighboring property left their apartments. Civil Defense, however, stated that there was no need to close surrounding buildings.

According to Civil Defense, there is still no estimate of when the building will be released. This Wednesday (14), residents were allowed to go up to their apartments to collect personal items.

Captain Thiago Duarte, from the Fire Department, informed that the construction company responsible for the work is shoring up the affected pillars. “With the shear of the three pillars, the other pillars are supporting more stress than they were predicted. Because of this, shoring is being done to alleviate the other pillars,” he adds.
