Auctions: The estate in Hydra and the Kalogritsa ‘pastures’ looking for a new owner

Two properties, which in the past have been in the limelight for different reasons each, have become embroiled in the adventure of online auctions. One concerns the 4-acre estate in Hydra, which belongs to the Cypriot company Littorea Limited, while the other relates to an area in Ithaca belonging to AGYIA SA, which is connected to the Kalogritsa family.

Now in relation to the estate in Hydra, the name of Littorea Limited to which it belongs became known in 2016 when press reports indicated that the former president of Attica Bank was behind the company in question, which had defaulted on its loan obligations. , Anna Pushkouri. The red loan had the effect of driving the property in question to the doorstep of the platform a few years later. In particular, it is scheduled for January 26, 2022—provided there is no prior motion to suspend the process as a reasonable period of time elapses—to hit the electronic hammer for an estate in the Hydra Trench location. The property includes a plot of land with a total area of ​​4,450.78 m2, which came into the ownership of Littorea in 2009.

Two separate, independent and divided vertical properties have been built on the said area, one of which has an area of ​​358.98 sq.m. and is developed on two levels while the other concerns an old stone-built house with a tiled roof, which was built before 1995 and then repaired with the approval of Piraeus Town Planning in 2010. It should be noted that in the same year, a building permit was issued for the purpose of constructing a three-storey building with a basement and a new stone-built church. However, as pointed out in the assessment report, the specific constructions were not implemented due to the financial crisis on the one hand and the changing needs of the owners on the other. On the contrary, only some work was done to shape and beautify the surrounding area and secure the perimeter wall, as well as the reconstruction of the existing old stone-built underground cistern, which had been standing ready on the plot since the 19th century. Inside, the old arch that supported the roof of the cistern was reconstructed and it was divided into an entrance area, a bedroom and a bathroom, so that the building is functional as an independent guest house.

During the recent external autopsy, it was found that the above repairs have been carried out as well as that the plot is sloping and has a very good view towards the sea. It should be noted that the first bid price has been set at 1.8 million euros, while the auction is accelerated by doValue Greece.

The next property also has a separate story, which includes a rural area of ​​a total surface of 1,000 acres, which is located in Ithaca and extends to the locations of the Old Municipality of Kavo, Analipsi, Agyia, Kontres and Fykotrypa.

The specific area, which belongs to the company AGYIA S.A., also became known about 6 years ago when it was part of a larger area, which was offered as a guarantee in order for the Kalogritsa family to take part in the competition for television licenses. In fact, during that period, the specific parcels of land took the title “Pastures” Kalogritsa.

A few years later part of the area, in which in the past there was a plan for the implementation of a large touristic investment, which remained on paper, goes up for sale on November 2nd with the first bid price set at 880,000 euros while the auction is expedited by Intrum Hellas. The specific area is located in the south-western part of Ithaca with the predominant use being agricultural where we find barren fields, pastures and forest areas. Finally, it should be noted that the property in question bears a mortgage note of 210,000 euros in favor of Laiki Bank since 2002 as well as a mortgage note of 1.5 million euros in favor of National Bank since 2007.
