Auctions: The main store in Kolonaki that goes to the hammer

This property is developed on the ground floor of a six-storey apartment building, which is built on a medium plot of 172 sq.m. within urban planning, with a view on Skoufa Street while the building block where the property is located is surrounded by Irakleitou, Tsakalov, Patriarchou Ioakeim and Skoufa streets.

The store, which occupies the entire ground floor of the apartment building, consists of a single area of ​​87 sq.m. and at the depth of the entrance from a surface area of ​​16 sq.m. and in the basement of two storage spaces of 5 sq.m. and 3.4 sq.m. respectively as well as from a laundry area of ​​6.25 sq.m., which belong to the ground floor store for exclusive use.

As it is pointed out in the evaluation report, according to the external autopsy, which was carried out at the beginning of last November, it was found that inside the store, the ground floor space of 16 sq.m. is independent and does not communicate with the store while being used as storage space.

In addition, it is reported that the underground storage spaces are not used by the tenants, who do not have access to them, while the basement storage of 5 sq.m. does not communicate with the store by an internal staircase, as stated in the title deed.

The property, which is leased, has been operating for several years as a women’s clothing store under the Marina Rinaldi brand. It is located on the ground floor of a building, which is estimated to have been built around 1945 and consists of a basement, ground floor and five floors.

In addition, the technical report notes that the external autopsy revealed that there is an obvious urban planning violation and more specifically a change of use of the ground floor floor from an apartment according to the original building permit in a store with simultaneous changes in the facade of the apartment.

This arbitrary change of use dates back to 1976, when it started operating as a commercial store, while the specific violation can be settled with the relevant fine amounting to approximately 2,000 euros.

The property is located in the heart of Kolonaki in a central residential and commercial area, densely built, with good roads, which is usually characterized by old, apartment buildings, which were built in the 1940s and 1950s and the ground floor areas of which are usually used as shops while the upper floors house law firms, company headquarters, fashion houses and residences.

Although the sales and leases of real estate in Kolonaki usually range at high prices and are aimed at high wallets, however lately the evolution of the value of residential real estate in the wider area shows stabilizing trends according to the real estate market research.
