Those who intend to rent a property to spend Christmas or New Year’s Eve on the coast of São Paulo this year should be prepared to pay more in the daily rate. Compared to last year, the daily rate for apartments with 3 bedrooms in cities on the North Coast of the state increased by 196.19% compared to 2021.
For this end of the year, the rent will cost, on average, R$ 3,110.00 per day. Last year, this amount was R$ 1,050.00. The data are from a survey carried out by the Regional Council of Real Estate Brokers (CreciSP), with 28 real estate agents in the region.
The highest increase found by CreciSP was in the cities of Ubatuba, Caraguatatuba, São Sebastião, Ilhabela, Bertioga, Santos, São Vicente, Guarujá, Praia Grande, Mongaguá, Itanhaém and Peruíbe.
In municipalities on the North Coast, the survey also found that 2-bedroom apartment rentals are more expensive. Only the houses and apartments with 2 and 1 bedrooms, respectively, had more affordable prices for the end of year holidays compared to last year.
In the cities of the Central Coast, such as Santos, Guarujá and São Vicente, the season rental registered increases that varied from 4%, for apartments with 1 bedroom, to 165%, for houses with 2 bedrooms.
But not everything is increase. In this same region, properties with 4 bedrooms had a decrease in value compared to the same period last year.
Houses with four bedrooms that cost BRL 2,500.00 on New Year’s Eve 2022 now cost, on average, BRL 1,650.00 — a 34% reduction. Apartments of the same standard, which had an average daily rate of R$ 1,000.00 during this period last year, now cost R$ 800.00 per day, a 20% reduction.
In the cities that make up the South Coast, tourists will only pay more for daily rates if they are looking for 3-bedroom houses, which cost R$ 788.00 in 2022 and now cost R$ 1,197.00 (up 51.90% ).
The other types of properties found for rent in this region by the survey recorded more affordable values for this end of year festivities, with discounts ranging from -17.80% to -50.27%.
“This is the time when the Paulista Coast receives the greatest number of tourists, who are looking for clean beaches, mostly parties and well-organized fireworks, in addition, of course, to affordable rates”, pointed out the president of the CreciSP, José Augusto Viana Neto.
