At the beginning of this summer, the delivery is expected to take place for use for the historic Stoda Modiano, an investment implemented by the Fais group. Upon completion, the Stoa will be the first covered food market in Thessaloniki, at the listed monument created in 1925. The food shops will range between 70 and 75, a number that will be determined exactly after the conclusion of the lease agreements, given that some of these may be merged.
The aim of the Fais group is to have a numerical balance of greengrocers, butchers, grocery stores within the renovated facility. At the same time, there will be 7 to 8 restaurants in the area, an activity that has always been active in the facilities of the Modiano Market. The total of the stores will be of an area that will range from 7 sq.m. up to 13.5 sq.m.
The original building is located on a plot with a view of both Ermou Street and Vassileos Street in Heraklion with basement, ground floor and two balconies. In its original form, the Stoa facility housed 124 stores. The ground floor has a total area of ​​2,500 sq.m. and the basement of 2,500 sq.m. using mainly storage spaces.
Antiquity, statics and multi-ownership are the main challenges
Three main challenges for the builders of the company Emmetron, as mentioned by Dimitris Triantos project manager of the project, in a presentation of the magazine Building, were the age and the characterization of the property as preservable, the complex property status and the poor condition in both electromechanical condition as well as in matters of hygiene but also in the field of statics.
During the reconstruction of the gallery, the main challenges were the complex property regime. It should be noted that the building held a building permit from 1923. The original plot came from the merger of 5 plots and parts of another 4 plots. From the first license, the St Modiano was co-owned by 3 persons of Modiano by 50% and Leon and Benachnia by 25%. Over the years the final ownership status due to property transfers included a number of owners. Gradually it included about 58 different owners with different descriptions of contracts and topography. In fact, it was required to determine the ownership after checking the surveying of the State, correction of the contracts and the cadastral diagram.
In terms of danger, the situation was bad due to lack of maintenance. The condition of water supply and sewerage facilities did not meet any specifications. The building was deemed structurally dangerous by the competent committee of urban planning and the adventure of the restoration study of the building began. In 2016, there were about 24 stores. The main problem was the condition of the basement, where many people did not know that there was a basement in the building.
The historical route of Stoa Modiano
The initial construction work of the Modiano Gallery began in 1922 and was completed in 1925, while its first inauguration took place in 1930. It was built in the area of ​​the fire zone, which was destroyed by fire and then rebuilt. The installation of Modiano was declared a monument in 1983 by the Ministry of Environment and a historical monument in 1995 by the Ministry of Culture as it was considered a typical example of Market buildings with a gallery. The market had stopped operating in 2019, with the prospect of carrying out the renovation works that will deliver it to the public again with its new image.
