Microsoft data centers are changing the map of real estate in the Mediterranean

The ongoing construction of Microsoft’s three data centers in the Mediterranean region is expected to give a significant impetus to the real estate market.

According to real estate executives, the impetus that will be given to the region is important, through the upgrading of the landscape, the creation of new jobs, the strengthening of economic activities at national and local level as well as the creation of high added value. At the same time, it is estimated that it will act as a magnet for attracting other similar infrastructure projects.

The first data center of Microsoft will be created in Spata in an area of ​​70 acres, which according to Athanasios Zirogiannis, head of the real estate agency “Zirogiannis Real Estate” in this plot with a building factor of 0.6, will be built around 40,000 square meters . The coverage rate of the plot is 40%, which means according to him about 28,000 square meters will be the ground floor building and the rest on floors and basements.

In addition to the large investment of the technological giant, a number of infrastructure projects are being launched in the Mediterranean, such as the extension of the Attiki Odos, the suburban road, etc., which are expected to play an important role in the purchasing interest.

Today, prices in the Mediterranean are still affordable compared to many areas of Athens, while at the same time the inclusion in the city plan is accelerated, which means more land, low construction and better quality of life.

As for Spata, where Microsoft will make its first investment, today there are many plots for sale with prices ranging from 100 to 200 euros per square meter.

Regarding the prices of newly built houses, they range from 2,000 to 2,300 euros per square meter.

In other areas of the Mediterranean, such as Pallini, the prices of newly built properties range from 2,100 to 2,700 euros per square meter in Gerakas from 2,200 to 2,800 euros per square meter and in Artemis from 1,800 to 2,300 euros per square meter.

In Rafina the prices range from 2,000 to 2,600 euros per square meter, while the prices in Nea Makri range at the same levels.

In Peania the prices are set at 2,000 to 2,500 euros per square meter, while in Koropi from 1,900 to 2,400 euros per square meter. At the same levels as the prices in Koropi, the prices in Markopoulo are formed, while in Porto Rafti from 2,000 to 2,500 euros per square meter.

Regarding the purchase within plots of land in the wider Mediterranean area, it is high, while there are very few plots available outside the plan that are more than 4 acres as only these are allowed to build.

Therefore in Agia Paraskevi the prices of the plots range from 600 – 800 euros per square meter, in Gerakas from 300 to 400 euros per square meter, in Artemida, from 100 to 150 euros per square meter and in Rafina from 200 to 300 euros per square meter. μ.
