Nationwide survey RE / MAX Hellas: Which homes do real estate buyers prefer

The gradual “shift” of interested property buyers to larger homes, compared to previous years who chose fewer square meters, records the annual survey of RE / MAX Hellas, essentially confirming the international trend prevailing in recent years young couples who decide to live in privately owned property, but also those who wish to invest in more comfortable homes to serve their daily needs, to choose homes over 75 square meters.

Interest in multi-square-foot homes has been rising for four years, and last year – amid a pandemic – it intensified even further, with homes over 100 square meters gaining the largest share of the pie in terms of total real estate sales. surface.

In particular, as shown by the sales data carried out in 2021 nationwide by the largest real estate network in the country, RE / MAX Hellas, which consists of 76 offices and almost 1000 real estate consultants, the highest demand was for homes with an area from 101 to 150 sq.m. .μ. as for every 100 sales, the 26 concerned the specific square meters while the buying interest for the properties up to 76 to 100 sq.m. was important. (21%). In fact, if you add up these two percentages, you will find that about 1 in 2 interested buyers choose a home with two or more bedrooms.

It is now clear that the decisive factors in choosing an apartment, a house or a maisonette are, apart from the location and age, its area and layout and in fact the shift to even greater real estate is becoming more and more intense. For example, according to the data of RE / MAX Hellas, properties with an area of ​​more than 151 sq.m. 16 out of 100 buyers chose, while only 4 out of 100 had chosen this category of real estate before the outbreak of the pandemic.

For the other categories of residential real estate, the data based on the sales made in 2021 through the real estate network of RE / MAX Hellas show that the interest for real estate up to 50 sq.m. amounted to 19% and for an area from 51 to 75 sq.m. at 18%.

In Attica, 57% of the houses up to 100 sq.m. were preferred. while the interest for large houses over 151 sq.m. was remarkable. as the percentage of buyers reached 22%. At the same time, small houses of up to 50 sq.m. chose 13 out of 100 buyers and medium-sized houses from 51 to 75 sq.m. 24%.

In Thessaloniki, the biggest buying interest concerns apartments from 51 to 100 sq.m. at a rate of 46% while it is noteworthy that properties over 101 sq.m. preferred by 35% of buyers substantially confirming the trend prevailing in recent years worldwide.

In the rest of Greece (except Attica and Thessaloniki), the preferences of buyers are dominated by 51% of homes up to 76-150 sq.m., while the interest in properties of 151 sq.m. is important. and more at a rate of 12%. The smallest properties up to 50 sqm attracted 23% of all buyers.
