POMIDA: Request for extension of the deadline for the construction of plots of land under 4 acres

The extension of at least two years for the off-plan construction in plots of less than 4 acres that with the current derogations of PD 24/5/1985 (Government Gazette 270 D / 85) was complete and buildable, she asks in a letter to to the leadership of the Ministry of Environment and Energy POMIDA.

In particular, the Federation states in its letter:

As it is known, according to par. 1 of article 40 (transitional provisions) of L.4759 / 2020 (Government Gazette 245A published on 9-12-2020, it was determined that on December 9, 2022 the deadline to submit an application for issuance of a building permit in plots less than four (4) acres (4000 sq.m.) which with the current derogations of PD 24/5/1985 (Government Gazette 270 D / 85) were even and buildable (such as those that were inside cities and counties and those facing international, national, provincial, municipal and community roads and abandoned sections of these as well as railways).

However, the passage of Law 4759/20 coincided in time with the culmination of the pandemic with all the known health consequences that affected the way of operation of YDOM and all services of the country, the revaluation of all building materials, the energy crisis and recent war developments have discouraged most homeowners from applying for building permits.

This practically means that with the expiration of the above deadline, almost all the fields with an area of ​​less than 4 acres will permanently lose their ability to build, and therefore will be completely devalued.

Because this extensive devaluation of the real estate of the citizens is neither allowed by our Constitution, nor was it included in the Electoral Program of the New Democracy in 2019, we ask for the final abolition of the above regulation.

Because, otherwise, as we all hope, the health and economic conditions will improve in the near future, we ask for an extension for at least two years for the off-plan construction in plots of less than 4 acres that with the current derogations of the PD .24 / 5/1985 (Government Gazette 270 D / 85) were complete and buildable, so that those owners who have the relevant ability can issue a building permit.
