The city of São Paulo ended 2022 with a 15.52% increase in rental prices, according to the Quinto Andar Rental Index, released this Friday (13). In 2021, this variation was 3.16%, and in 2020, the year of the Covid-19 pandemic, prices fell by 5.4%.
In the capital, the average value of the square meter last year was R$ 42.22.
The index also reveals that, despite higher prices, there is room for negotiation when renting a property in São Paulo.
In December 2022, the average difference between announced values and contracted values was 10.1%, that is, rental prices are 10.1% cheaper than announced values.
most expensive neighborhoods
Vila Olímpia occupies the first position in the ranking of the most expensive neighborhoods to rent a property in the city in 2022. In the neighborhood, the average price per square meter was R$ 69.60, R$ 27.38 more expensive than the price average of the capital.
Next on the list are the neighborhoods Real Parque, Pinheiros, Vila Conceição, Santo Amaro and Vila Madalena.
Valuation of neighborhoods
Among the neighborhoods that appreciated the most in 2022, Bom Retiro takes the lead, with an accumulated variation of 37% in the year. Pinheiros (32.2%), Vila Clementino (31.6%) and Água Fria (31.5%) also stood out.
On the other hand, the neighborhood that most depreciated in the year was the Center, with an 8.6% decrease in the average rent price. Soon after are Jardim Anália Franco (-8.3%), Barra Funda (-4.7%) and Casa Verde (-4.2%).
Most used filters in 2022
The closet was the most used filter in searches for property for rent in São Paulo in 2022. According to Quinto Andar, one of the hypotheses for this leadership is the fact that closets are generally planned furniture.
Tenants can understand that renting a property without closets can generate a high extra cost and no return, since they are unlikely to be taken in case of moving.
The five most searched filters in São Paulo in 2022 were, respectively: kitchen cupboards, bedroom cupboards, penthouse apartments, new or renovated, and bathroom cupboards.
