Rent price slows down for the 5th month in a row, FipeZap research points out

the prices of rents properties rose 1.08% in September, decelerating for the 5th consecutive month, according to the FipeZAP+ Residential Lease Index. The research follows the behavior of leases in 25 Brazilian cities, 11 of which are capitals.

The average variation of residential rent surpassed the monthly result of the main price indices of the domestic economy, such as the IPCA (-0.29%) and the IGP-M (-0.95%), which registered deflation in the period.

The increase in rental prices is accompanied by a less intense movement compared to the variations observed in the previous five months: April (+1.84%), May (+1.70%), June (+1.58%), July (+1.37%) and August (+1.30%).

The municipality of Niterói, in Rio de Janeiro, was the only one to show a decrease in the index, of 0.05%. In relation to capitals, Florianópolis (+2.36%); Curitiba (+2.22%), Goiânia (+1.85%) and Fortaleza (+1.69%) had the highest increases, while São Paulo (+1%); Rio de Janeiro (+0.84%); Belo Horizonte (+0.80%) and Salvador (+0.19%) contributed to the deceleration.

Based on data from the 25 cities monitored by the FipeZAP+ Residential Rental Index, the average rental price for residential properties was R$35.74/m². The value increases to R$ 44.47/m² when highlighting only the analyzed capitals.

According to the survey, Recife (R$40.86/m²), Florianópolis (R$37.80m²), Rio de Janeiro (R$36.74/m²) and Brasília (R$36.56/m²) have prices higher averages. On the other hand, the capitals with the lowest residential lease value are Fortaleza (R$ 23.45/m²), Goiânia (R$ 24.71/m²), Porto Alegre (R$ 26.54/m²) and Curitiba (R$ 26.54/m²). $28.60/m²).

In the assessment of Larissa Gonçalves, economist at DataZAP+, despite the slowdown, when analyzing the accumulated, rental prices continue to rise above inflation.

“Prices in the rental market have been rising above inflation, despite this deceleration that has taken place, in the accumulated, in 12 months, it has already reached 15.95%, well above other indices such as, for example, the IPCA, which is in 7.17% and the IGP-M, at 8.25%. But we have to relativize this result a little, since, during the pandemic, the index grew below inflation in the last two years. Therefore, we consider that this is a market that is in recovery, that’s why there was this rapid increase in prices. Now it is recovering after two years in which there was a real price loss”, he said.
