Residential rental price rises 1.63% in March and remains highest since 2011

Residential rental prices in Brazil increased for the 9th consecutive month, according to the FipeZAP+ Residential Rental Index, which tracks behavior in 25 Brazilian cities.

The increase in March this year was 1.63%, the highest since June 2011when growth of 1.71% was recorded.

The previous survey, referring to February 2022, already pointed to a record high in residential rent in eleven years, when it showed an increase of 1.36%.

The March result, released on Monday (18), highlights the upward trend in prices.

Since the second half of last year, the indicator points to growth: July (+0.13%), August (+0.37%), September (+0.52%), October (+0.57%), November ( +0.66%) and December 2021 (+0.80%); in addition to January (+1.03%) and February (+1.36%) 2022.

The average change in residential rent indicated by the index was close to consumer inflation measured by the IPCA (+1.62%) and slightly lower than the inflation calculated by the IGP-M/FGV (+1.74%).

The city of Pelotas (RS) was the only one of the 25 monitored cities to not register an increase in residential rental prices. The municipality had a slight decline of 0.07%.

Among the 11 capitals, the following monthly changes were observed: Goiânia (+4.93%), Fortaleza (+3.19%), Florianópolis (+3.05%), Salvador (+2.91%), Belo Horizonte (+2.62%), Curitiba (+2.27%), Rio de Janeiro (+1.86%), Recife (+1.26%), Brasília (+1.09%), São Paulo ( +1.08%) and Porto Alegre (+0.55%).

The FipeZAP+ Residential Lease Index accumulated a rise of 4.07% in the first three months of the year, surpassing the inflation measured by the IPCA in the period (+3.20%).

The rental price is still behind the variation accumulated by the IGP-M in the first quarter, of 5.49%.

In relation to the last 12 months, the FipeZAP+ Residential Lease Index has a nominal increase of 7.59%, well below the inflation registered by the IPCA (+11.30%) and the IGP-M (+14.77%).
