Launches and sales of residential properties hit a record in 2021, according to an indicator from Abrainc (Brazilian Association of Real Estate Developers), made in partnership with Fipe (Fundação Instituto de Pesquisas Econômicas). The survey began in 2014.
The number of launches grew 27% over the previous year, totaling 153,726 new units. Sales grew 4% to 143,576 units. The association also calculates the result of net sales, that is, without cancellations. From this angle, the increase was 4.5% in 2021, to 126,700 properties sold.
The survey considers 18 developers associated with the entity and covers the period from January to December 2021.
Of the units launched, 57.9% were part of the Casa Verde Amarela Program. If the volume sold is considered, this percentage goes to 80.2% – a level that has remained stable from one year to the next, according to the association.
In the mid- and high-end residential segment (MAP), launches totaled 64,505 units, a growth of 226% compared to 2020, says Abrainc. In this segment, sales included 27,937 properties, up 21%.
O medium and high standard sector was what pulled the result of 2021, according to the association. “This is explained by the fact that this segment was the most affected by the pandemic, in 2020, and also because, during 2021, we had the granting of a record volume of real estate credit”, says Luiz França, president of Abrainc.
França points out that the Casa Verde Amarela segment had a slightly lower performance, being more affected by the pressure of costs in the second semester and by the drop in the income of low-income families.
According to the association, the numbers recorded by the sector in 2021 also indicate the good performance of developers.
“Overall, entrepreneurs are optimistic about the prospects for 2022, but attentive to the current economic scenario,” says França. “It is one of the main sectors in the Brazilian economic recovery process, remaining resilient”.
He points out that businessmen remain confident with the sector and expected in 2022 a performance similar to that of 2021.
He points out that the sector is responsible for about 9% of job vacancies generated in Brazil.
France also highlights a low relationship between cancellations and unit sales. “At the end of 2018, when Law No. 13,786/18 (Real Estate Cancellation Law) was published, which established parameters for the resolution of a contract for the purchase and sale of real estate due to withdrawal and default by the parties, the relationship between cancellations/sales Middle and High Standard properties was close to 50%. In the last year, this ratio was 11%, a percentage lower than the 15% verified in 2020”.
