Sell ​​for 36 million euros or rent for 160,000 per month: what could Married do with the headquarters of the PP?

Pablo Casado has announced in the National Executive Committee of the PP that the formation will leave its headquarters in GÃ © nova, 13. The politician believes that they should not continue in a headquarters whose reform is being investigated. Now the question remains as to what to do with the central building of 10,243 square meters, nine floors of offices and four of parking.

The idea of ​​the party is to leave the building before summer, without ruling out the possibility of abandoning it even before March. They want to break with recent history and Casado believes that this would be the key to the “spillover” they need and not to give “explanations about the past” again.

Selling the building, something that would fit in with the organization’s idea of ​​leaving headquarters as soon as possible would lead to a few 36 million euros, according to Idealista estimates. The company attributes a value of 30 million euros to the offices and the remaining six million to the 93 parking spaces it has. For its part, the consulting firm Colliers estimates its value between 55 and 70 million euros.

Therefore, the Popular Party could recover a large part or all of the money invested, since in 2006 it paid 39.9 million to Mapfre, the previous owner of the building, for the building.

The rental option, explains Idealista, would make sense to try to wait for the building to appreciate since the office segment is currently experiencing a “difficult” moment.

In this case, and according to their estimates, they could get an income of about 166,000 euros per month or 1.99 million a year. Again, the bulk (150,000 euros) would correspond to the offices, while the car park would contribute 16,000.

Colliers considers that the value is somewhat higher, between 27 and 29 euros per month, which would mean between 276.00 and 297,000 euros per month (between 3.31 and 3.56 million per year). All the estimates, yes, are preliminary, since the final price would depend on the state of the building, located where years ago there was a garden of the convent of the Salesian nuns.
