An investment that is to be added to the already completed or currently implemented movements, with the object of the regeneration of Piraeus, is the one designed by the Portuguese company, Sonae Sierra with the Haragionis group in the wider area of Karaiskakis Stadium, according to information available to Capital.gr.
Sonae Sierra, which is internationally active in the field of shopping center development, has begun in recent years to reorganize its forces, focusing on mixed developments, such as the one it will create in the area of Neos Faliro, on a privately owned area of 45 acres. where he maintains together with the Haragionis group. The total of this investment is estimated to reach 200 million euros.
Similar developments in Lisbon and the United Kingdom
It should be noted that Sonae Sierra is currently implementing a similar project in Portugal, on a plot adjacent to the Sporting Lisbon stadium, Jose Avalade.
The tendency to build similar facilities near football stadiums, shows a constant growth in recent years abroad as something similar happens with extensive urban regeneration located near stadiums of teams such as Fulham and Nottingham Forest in Great Britain.
The original design of the two owners and investors envisaged the creation of a shopping and entertainment center called Aegean Park and through the Sierra Charagionis consortium.
The area of 45,000 sq.m. which is located behind the Karaiskaki stadium was bought by the consortium in 1999, however the proposal to create a shopping and entertainment center met with several reactions from the municipality of Piraeus, given that the specific use would burden the area.
What the consortium planning provides
Today, the consortium, having completely revised its initial strategy for this area, is moving rapidly to the new investment step. The development that will be created in Neo Faliro will concern the creation of a mixed use complex.
According to the same information, the plan of the investors is the development of a project that will be a landmark, and will be adapted to the needs of the region. The available plot area offers the possibility for development of a structured area that will exceed 100,000 sq.m.
The area will house bioclimatic offices in order for the facility to be able to meet the demand that exists from multinational companies looking for office facilities.
At the same time the facility will include a four star hotel with a capacity of more than 100 keys, student residences but residences. The total area that will be covered by the houses is estimated to be approximately 20,000 sq.m.
The complex is going to give new life to the area, while it will be adjacent to facilities such as the Innovation Center in the old factory of CHRO.PEI but also the investment that Dimand has planned together with Avax for the construction of an office complex.
The creation of a 20-acre green space is also in the planning, an area that will have a communal character and will be maintained by the consortium.
This is a project, which is at an advanced stage in terms of studies, which have already been implemented by the consortium, constituting an emblematic project to be implemented in the area of Piraeus in the coming years, upgrading the building stock of the Municipality and the surrounding area.
As for the hotel to be built, after negotiations with operators, one of them will take over the management of the facility when it operates.
