Super luxury real estate market grows 37% in São Paulo

In the second quarter of this year, the luxury and high-end real estate market recorded the highest share of the launch market since 2020. The total number of units launched in this period corresponded to almost 7% of properties.

The data comes from a recent survey by the consultancy Brain — Inteligência Estratégica and attests that the segment of increasingly sophisticated projects is growing in the city and which justifies the 3.8% growth of units of this standard from 2020 to 2021. comparing the second quarter of 2021 with the second half of 2022, the increase was 37.7%, a jump from 962 developments to 1,325.

When we talk about luxury developments, we talk about properties with a value between R$ 1.5 million to R$ 3 million. The super luxury ones are those above R$ 3 million.

The sales of launches in this sector in the entire real estate sector is also the highest in the second quarter of this year than in the same period last year and in all of 2021 and 2020. The growth of units was 58.4% from 2020 to 2021 and billings increased by 184.9% in the same period.

The private luxury price of Jardim Paulista, in São Paulo, was the highest among the neighborhoods, at 25,352 R$/m2, while the average is 16,408 R$/m2 — which means that it is the neighborhood with the most expensive square meter. .

The luxury private square meter was higher in Mooca with 151.9m2, while the average is 128.4m2. Therefore, the neighborhood has the largest properties for the category. In super luxury, the Itaim Bibi neighborhood stands out with 38,437 R$/m2, against the average of 28,560 R$/m2. In the private m2 of super luxury, Chácara Itaim stands out: 263.5 m2 against the average of 200.8 m2.

In Rio de Janeiro, the last edition of the survey, in the first quarter of this year, highlights the Leblon neighborhood, with an average of 49,725 R$/m2 on super luxury properties. As for the largest square meter, Tijuca occupies the first place, with an average of 301.4 m2.
