The 7 new properties – ‘fillets’ of e-EFKA

According to secure information from Capital.gr, e-EFKA is proceeding with the utilization of 7 new “fillets” in the immediate future.

This move comes at a time when the complete change of the model of utilization of the real estate of the Funds is imminent, in which e-EFKA will proceed after the forthcoming vote of the bill of the Minister of Labor, Mr. Kostis Hatzidakis, for the modernization of this body. .

Hatzidaki provides for the establishment of a Real Estate Development Company of e-EFKA, for which the provisions of the law of public limited companies will apply and which adopts and implements rules and policies of corporate governance of public limited companies.

The sole shareholder of the Company is e-EFKA. The share capital of the Company will be defined in its articles of association, will not exceed 1 million euros and will be covered by the above sole shareholder. The payment of the company’s capital and any increase in it are exempt from the capital accumulation tax. For the determination of the share capital and the resources of the Company, an economic-technical study is prepared by the e-EFKA within a period of 6 months after the bill is passed.

The shares of the company are common, registered and are incorporated in an expropriated shareholder.

The purpose of the Company includes, inter alia, the leasing, leasing and in any contractual form the concession of the use of the real estate that is placed under its administration and management, the sale and in general disposal of the properties managed and managed by it and the establishment, transfer and concession on these immovable property rights, including the establishment of a surface right, in any contractual form and type.

Which properties are going to be utilized

More specifically, the 7 new properties for which e-EFKA is proceeding with public tenders are the following:

1. Panepistimiou 46, Athens

Description: A and B basement, ground floor, mezzanine, 8 floors and roof. Total area: 10,247.00 sq.m.

Action: Conducting a tender for the lease of the property as a 4 * hotel with the execution of upgrade works, for a period of thirty (30) years and the possibility of extension for ten (10) years. Minimum monthly rent: 85,000.00 euros. Reconstruction cost: 15,000,000.00 euros. There is also the case of renting for offices or mixed use.

Condition: Elaboration of the announcement (eg clarification on the legal handling of existing leases, etc.).

2. Socratous 65, Athens (old Court of Appeal)

Description: A and B basement, ground floor, mezzanine, 8 floors and roof. Total area: 10,247.00 sq.m.

Action: Leasing tender.

Condition: The decision of the board is expected. of e-EFKA and the termination of the contract with the Ministry of Tourism, in order to then receive the assessment of the rental value of the property and to determine the terms of the tender.

3. Praxitelou 16 & Paparrigopoulou, Athens

Description: Three-storey listed store-office building, area 1,152.00 sq.m.

Action: Lease tender for 12 years for a minimum monthly rent of 15,303.00 euros.

Condition: Elaboration of the announcement.

4. Socratous 53, Athens

Description: Preserved. Basement, ground floor and 7 floors. Total area: 6,878.37 sq.m.

Action: Lease tender with main terms: Minimum monthly rent: 39,000.00 euros. Reconstruction cost: 11,700,000.00 euros.

Condition: Elaboration of the announcement, as well as consultation with the Housing Directorate for the transfer of the Legal Archive located in the building.

5. Akadimias 18, Athens

Description: 5th floor offices, area 407.54 sq.m.

Action: 12-year public auction.

Condition: The completion of the procedures by the Procurement Department is expected in order to assign to a certified appraiser the assessment of the rental value of the property.

6. Othonos 10 and Amalias, Syntagma, Athens

Description: 1st floor offices, area 958.00 sq.m.

Action: Public tender for long-term lease, with the tenant undertaking the cost of repair.

Condition: The completion of the procedures by the Procurement Department is expected in order to assign to a certified appraiser the assessment of the rental value of the property.

7. Kolokotroni 4, Athens

Description: Preserved 5-storey building with a total area of ​​4,214.00 sq.m.

Action: Public tender for long-term lease, with the tenant undertaking the cost of repair.

Condition: The Procurement Department will be asked to take action to assess the rental value of the property. Consultation with the Housing Department regarding the services housed in the building, as well as for the transfer of the file.

Which 9 properties are ready for use

At the same time, the following 9 properties of e-EFKA are in the final phase of development:

1. Feidiou 3, Athens (Old Conservatory)

Description: Preserved. Basement, ground floor and 1st floor. Total area: 1,628.10 sq.m.

Action: It has been granted to the Ministry of Culture & Sports for a period of 35 years for the housing of its cultural structures, in exchange for the restoration of the property.

Condition: The concession agreement has been signed by e-EFKA and is expected to be signed by the Ministry of Culture.

2. Ioulianou 26, Athens

Description: Preserved

Action: It was leased to the GSEE Institute for a period of forty (40) years with set-off of rents at the cost of repair work, amounting to 3,111,900.00 euros, for thirty-two (32) years. From the age of 33 a monthly rent will be paid which will be determined by an appraiser.

Condition: Completed (the concession agreement has been signed and the work is expected to start after the issuance of the permit is completed).

3. Acharnon 1-3, Athens

Description: Ground floor and 7 floors. Total area: ~ 4,800.00 sq.m.

Action: It was leased directly to the Municipality of Athens for a period of twelve (12) years with the right of extension. Monthly rent: 16,040.00 euros.

Condition: Completed (the contract has been signed).

4. Bobola Wing, Melissia

Description: Ekaterini Building: Basement, ground floor and 3 floors. Total area: 2,176.19 sq.m.

Heraklion Prefecture: 263.52 sq.m.

Prefabricated warehouse: 387.84 sq.m.

Surrounding area: 6,900 sq.m.

Action: It was leased to the Municipality of Penteli for its educational, sports and cultural activities, for a period of twelve (12) years. Monthly rent: 18,500.00 euros.

Condition: The signing of a contract with the Municipality of Melission is pending.

5. Socratous 65, Athens (old Court of Appeal)

Description: A and B basement, ground floor, mezzanine, 8 floors and roof. Total area: 10,247.00 sq.m.

Action: It was leased directly to the Ministry of Tourism for the use of office space for a period of thirty (30) years. Monthly rent: 43,000.00 euros.

Condition: A suggestion was made to the board. of e-EFKA for the termination of the contract, at the request of the Ministry of Tourism, which differs from the terms of the existing contract.

6. Stadiou 41 (former Fokas), Athens

Description: Preserved. Basement, ground floor and 6 floors. Total area: 8,453.08 sq.m.

Action: Conduct on 10/11/2021 an auction for the lease lasting 15 years with a 5 year extension.

Condition: The tender was awarded to the company “Eastmed Real Estate Four Sole Proprietors SA.” for 55,000.00 euros per month. The contract is pending.

7. Zalokosta 7-9, Athens

Description: Preserved. A&B basement, ground floor and 5 floors. Total area: 1,854.00 sq.m.

Action: On 20/10/2021 a tender was held for the lease of the property with the execution of upgrade works for a 4 * hotel for a period of thirty (30) years with the right of extension for ten (10) years. Minimum requested monthly rent: 17,000.00 euros.

Condition: The tender was awarded to the company “Hellenic Hotels Lampsa SA.” for a monthly rent of 34,500.00 euros. The signing of a lease agreement is pending.

8. Praxitelous 154 and Sotiros Zeus 30, Piraeus

Description: Ground floor store of 44.00 sq.m. with basement of 48.00 sq.m.

Action: 3/11/2021 a public bidding tender was held for 12 years for a monthly rent of 2,000.00 euros.

Condition: The tender was awarded to Mr. Mylonakis Konstantinos for 2,200.00 euros per month. The signing of the lease agreement is pending.

9. Perraivou and Kallirrois, Athens

Description: Offices a ‘(543.50 sq.m.) and b’ (594.14 sq.m.) floor, and 15 parking spaces in the B basement, 12 sq.m. each

Action: 19/1/2021 a public bidding tender was held for 12 years for a monthly rent of 14,650.00 euros.

Condition: The competition was barren. A suggestion was made to the board. for its repetition.
