The endless adventure of the auctions for the printing Iris and the residence of Stoltidis

of Matina Harkoftaki

The facilities and mechanical equipment in Koropi of the Iris company, the printing arm of the once powerful publishing groups DOL by Stavros Psycharis and Pegasus Ekdotiki Ekdotiki by Fotis Bombola, have become a permanent guest of the electronic auctions. Since 2018, the year in which this property was confronted with the hammer for the first time, there have been countless attempts to find an interested buyer without any result. The interesting thing is that during the prolonged effort to find a bidder, the first bid price has changed several times, starting from the amount of 35.183 million euros, which then dropped to 23.21 million euros.

In the absence of interested bidders, the price was further reduced to 15.88 million euros, while recently it increased to 16.834 million euros. In this last amount is set the first bid price in the auction that is scheduled to take place for this property on June 22. Throughout this long process, not only the starting price has changed but also the accelerating one, as in the previous auctions Piraeus Bank was accelerating, while the next auction is accelerated by the National Bank as a representative of bond lenders.

The auction concerns a plot of land with a total area of 62,406.41 sq.m., which came from the merger of five smaller plots and which is located at the 20th km of Lavriou Avenue in Karellas, on the rural road Aegean and Ermou in Koropi. An industrial complex has been erected in this specific area, which consists of 5 buildings, which function as one building. The total area of the main spaces is 25,127 sq.m. and the areas of auxiliary use is 13,625 sq.m. with the total structured area estimated at 38,752 sq.m.

According to the autopsy, which was performed about a year ago both on the outside and inside of the premises, it was found that it is in good condition taking into account the use and age of the building. However, apart from the facilities of Iris, a property of the veteran international football player Ieroklis Stoltisis is also expected to be confronted with the electronic hammer again.

The price of the first offer has dropped to 580,000 euros from 753,000 euros that was initially set as previous efforts to sell it had proved fruitless while Intrum Hellas is in a hurry. It is a three-level house, which is part of a residential complex, which have adjacent swimming pools. The specific building, which is located on Thermis-Panoramatos Street in Pylaia, Thessaloniki, was constructed with a planning permission of 2006, while as indicated in the assessment report, during the external autopsy it was found that the complex is uninhabited and has been abandoned with obvious signs of abandonment. Finally, it is reported that the house undergoes arbitrary constructions and arbitrary changes of use.
