The ‘ghost’ hotel in Sitia of the ship owner Lelakis is under the hammer again

The unfinished hotel unit on the beach of Agia Fotia in Sitia, Crete, which has been sinking into the wear and tear of time, natural phenomena and abandonment for several decades, is looking for a second chance through the street of electronic auctions.

Going back to the 1990s, when the shipowner Antonis Lelakis put forward the plan to create an emblematic tourist accommodation in his place of origin, Sitia, nothing foretold the final end, that is, he would stay for years without ever completing the meteor. specific project.

The property in question, for which two attempts to sell it have already been unsuccessful in the past, one in 2020 and one in 2021, is expected to face the electronic hammer on June 22 with the first offer price falling to 4.912 million. euros from 6,151,320 euros, which had risen to previous attempts.

The auction is directed against the company Hotel and Shipping Companies of Eastern Crete, which was founded in 1971 by the self-made shipowner and hotelier Antonis Lelakis, who passed away in 2012 at the age of 76, while now the management has been taken over by of whom, the son of the deceased, John.

The grandiose plan that was left in the air

It was in the 1990s, when Antonis Lelakis, who during his important business trip supported his place, Sitia, in every possible way, decided to acquire an area of ​​185,640 sq.m. at the famous beach of Agia Fotia.

In this area, which essentially came from the amalgamation of 8 plots, the construction of a hotel complex with a building permit of 1991 began, which, however, remained in concrete.

As pointed out in the assessment report, this is an unfinished hotel in the northern coastal part as well as 5 bungalows in the western part with a total area of ​​13,365 sq.m., of which 12,765 sq.m. concern the main building of the hotel and the 600 sq.m. in the bungalows.

All levels including the ground floor have unobstructed sea views. The ground floor is developed in two sub-levels with the eastern part being slightly lower in height than the rest, while it revolves around a patio.

The building is finished in terms of its frame made of reinforced concrete while a small part of the masonry is finished from brickwork. In the western part of the coastal area, 5 bungalows have been built with different capacities each.

Specifically, 2 of the units have 2 apartments and the other 3 units have 4 apartments each.

Immersed in abandonment

As mentioned in the assessment report, the above buildings have not been used for a long time and due to lack of maintenance they face significant damage which makes them practically non-functional.

It should be noted that Aegean Baltic Bank is accelerating the auction for mortgages and promissory notes, which go back to the two years 2009-2012.

This is not the only asset of this company, which goes up for auction on June 22 as on the same day it is planned to hit the hammer for a plot of land with a total area of ​​60,882 sq.m., which is also located on the beach of Agia Fotia. while the starting price has been set at 1,308,977 euros with also accelerating Aegean Baltic Bank.
