The road to renovation opens for the former headquarters of the Marinopoulos family, which in the past housed the group’s businesses related to the supermarket sector – until the acquisition of the company by Sklavenitis in 2017 – but also the old facilities of the pharmaceutical industry, Famar, also family interests. According to information available to Capital.gr, after several adventures and delays encountered on the road for the development of this property, the issuance of the reconstruction permit that now paves the way for its complete reconstruction is now in the final stages.
Property owned by Eurobank
We will remind you that the owner of the property is Eurobank as it is a property acquired by the former Eurobank Properties – later Grivalia Properties – by the Marinopoulos family in 2005. More specifically, Grivalia had acquired this property for 38.46 million euros.
This property has a total plot area of 26,635 sq.m. while its structured surface amounts to 26,510 sq.m. and is located in the area of Alimos, at 63 Agiou Dimitriou Street. There is already an architectural study for the creation of bioclimatic office facilities that Eurobank intends to create at this point through Grivalia Properties that will undertake the project.
An initial agreement had been signed for this property with Elin Techniki, a construction company of the Elinoil group, which was to undertake the construction work based on at least the previous data. However, due to the increase in costs at the moment, all possibilities in the construction sector are according to the same information open. A new round of negotiations with the current data between Eurobank and Elin is probably not ruled out, in order for the latter to proceed with the project, without ruling out the possibility of running a contract with a new manufacturer if the two parties do not agree.
We remind you that the property consists of three large buildings, which are surrounded by a communal outdoor garden, with pedestrian and vehicle roads. The architects who have implemented the relevant study for the old facilities of the Marinopoulos group are A&M Architects, Petras Architecture and Doxiadis +, who had participated in the closed tender process of Grivalia and had emerged through it.
The property is currently housed as tenants by the American pharmaceutical and food company, Abbott, also the pharmaceutical company UCB Pharma, Marks & Spencer, Starbucks. Also, in some of the properties of the total ownership, the leases have expired without renewal or the emergence of new tenants, in the perspective of the start of construction work.
Urban and cadastral obstacles delayed the project
It is characteristic that the utilization and reconstruction of the property encountered an obstacle during the declaration in the Land Registry. At the same time he encountered obstacles from the local urban planning. However, as we are informed, the project is a property of strategic interest for Eurobank and Grivalia and further developments regarding this asset are expected soon.
