A multi-storey office building has been erected on the above plot, consisting of a basement and six floors (including the ground floor) and which in particular consists of a basement with a total area of ​​218.73 sq.m., a ground floor with an area of ​​87 sq.m., which in fact consists of a closed entrance area with reception, a central staircase and a lift of 48 sq.m. and offices area 39 sq.m., from first floor area 98.38 sq.m., second floor 98.38 sq.m., third floor 98.38 sq.m., fourth floor 98.38 sq.m. and fifth floor with a total area of ​​87 sq.m.
The arbitrariness
As pointed out in the assessment report, some arbitrary extensions and changes of use have been made, which were not foreseen in the building permit and consequently the total area of ​​the legal office parts is approximately 252.99 sq.m. while the arbitrary sections and sections that have changed use are approximately 314.01 sq.m., which are counted at 90% of the legal superstructure value.
In addition, as reported, it is unknown if any action has been taken to correct the specific irregularities, which were identified by previous technical reports, descriptions and assessments based on an internal autopsy while the fine is estimated at approximately 50,000 euros. The building is located close to the center of Chalandrio while it is 9 kilometers from the center of Athens. Nikitara is a typical internal street with little visibility, however the specific building has an almost corner position with a fairly good visibility with relatively easy access to central avenues, such as Kifissias, while due to the location, it is considered suitable for office use, as noted in the technical report.
The 6 properties in Ornos, Mykonos

As far as the apartment is concerned, it is located on the first floor, it has an area of ​​53 sq.m. while the starting price is set at 266,000 euros.
In the particular housing complex there is a communal swimming pool to which the horizontal properties in question have access. As pointed out in the assessment report, the settlement of Ornos is characterized by a dense cluster of tourist developments, which mainly include ground floor or two-story luxury residences, of mixed age, which are used for tourism. Finally, it should be noted that the auction, which is accelerated by Cepal Hellas, is directed against Pianeta Terra.
