What does the connection of the land registry with Taxis mean

In the final stretch is the interconnection of the land registry with the electronic systems of the tax office and specifically with TAXIS. This means that the two public bodies will know exactly the details of the properties that are declared and where there are errors, the relevant taxes provided by law will be imposed. The biggest problems will be those who have declared their property in the Land Registry but “forgot” to declare it to the tax office. For them things will be huge as they will be called upon to pay taxes and fines of many years.

After the interconnection, both sides will start inspections and intersections with the aim of identifying cases of tax evasion on the one hand, and correcting errors in real estate on the other.

New settlement notes will be sent to those who find disputes, with which they will be charged the additional ENFIA, for all the years in which the real estate they owned was greater than the one they had declared in E9.

AADE auditors will now be able to:

– To identify owners who have not declared their real estate in form E9 to avoid the payment of ENFIA and other taxes.

– To look for taxpayers with overdue debts to the Tax Office which they leave unpaid and unregulated despite the fact that they have a large amount of real estate.

What is provided by the interconnection plan of the systems of Ktimatologio SA and AADE

A) The interconnection of the central computer systems and data exchange concerns the provision of mutual possibility of direct access to the data of the electronic files that they keep for the exchange of data and data of real estate, registrable rights and beneficiaries.

B) The exchange between the carriers of the data and the data they collect and keep, can be technically achieved in two alternative ways and specifically their mass storage and distribution by digital means of transport and the use of internet services.

C) The data exchanged by the two entities may not be commercially exploited.

D) The interconnection of the central computer systems is governed by the principle of security and confidentiality of the information.

New expansion of objectives

The inclusion of the last areas that are outside the system of objective determination of the value of real estate is launched by the Ministry of Finance with the aim that by 2022 the whole territory has zone prices. The Ministry of Finance in cooperation with the municipalities managed to draw the zones on which the real estate appraisers will be called to determine the prices, ie the objective value in each area. These are 1,300-1,500 areas mainly in Western Greece but also in other areas, in which from January 2023 ENFIA will be calculated based on the zone prices they will acquire and not based on prices of neighboring areas as is the case today.
