Real estate launches fall in 1 year, but sales remain stable, says research

The number of residential units launched in the country fell 8.5% in the first nine months of 2022 compared to the same period in 2021, according to data released this Tuesday morning (13) by Secovi – SP, which takes into account information collected in 199 Brazilian cities.

Between January and September, 199,707 units were launched in Brazil. Most of the new ventures were in the Southeast Region of the country. However, the region with the highest growth was the North (24.6%).

With regard to residential units sold, between 2021 and 2022, the variation was 0.1%, reaching 225,167 sales in the first nine months of the year. For 2023, the expectation is that the real estate market will behave in a similar way.

“We think that 2023 has everything to be similar to 2022. With the real estate market working relatively well. But we depend on how the economy will behave and the first decisions of the new government”, said the Chief Economist of Secovi-SP, Celso Petrucci.

With regard to the city of São Paulo, the survey showed that up to October of this year, R$ 27.4 billion were transacted by the sector. The estimate is that by the end of the year the level of 2021 will be reached (R$ 33.4 billion).

Of the total so far, 23% of the values ​​correspond to the Casa Verde Amarela program.

The data also show that 56.2 thousand new residential units were sold between January and October 2022.

Of these, 49% are dedicated to the Casa Verde Amarela program. In the entire year of 2021, popular housing corresponded to 51% of the total units launched (66.1 thousand). ‘There was a certain migration of Casa Verde and Amarela units to other categories”, explained Petrucci.

Secovi-SP estimates that there will be a reduction of between 10 and 15% in the number of launches in the city of São Paulo in 2022 compared to 2021.
